Bali Vacation Homes
1. Role of Bali Vacation Homes
Bali Vacation Homes acts solely as an agent for property owners (“Owner”) and/or their authorized representatives (“Owner’s Representative”) in marketing properties for rental and arranging bookings.
When a guest confirms a booking through Bali Vacation Homes, a rental agreement is concluded directly between the Owner (or Owner’s Representative) and the guest in whose name the booking is made (“Guest”) for the agreed rental period (“Rental Period”).
The rental agreement becomes legally binding only once Bali Vacation Homes has issued written confirmation of the booking.
By submitting payment for a reservation, the Guest confirms acceptance of these Terms & Conditions.
PAYMENT TERMS
Reservation & Deposit
Upon confirmation of availability, the Guest must pay the required deposit within 7 days.
The following payment structure applies:

Bookings made more than 90 days before arrival:
50% of the total rental amount is due as a deposit. -
Bookings made 90 days or less before arrival:
100% of the total rental amount is due immediately.
If the required deposit is not received within 7 days, Bali Vacation Homes reserves the right to cancel the booking request without further notice.
Balance Payment
Where a 50% deposit applies, the remaining 50% must be paid no later than 60 days prior to arrival, unless otherwise specified in the booking confirmation.
Currency & Payment Methods
All payments must be made in Euros (EUR) unless otherwise agreed in writing.
Payments must follow the instructions provided in the booking confirmation.
Available payment methods:

Bank transfer (Wise is recommended for low-cost international transfers)

Credit card payment via secure payment link (3% transaction fee applies)
Late or Non-Payment
If payment is not received by the due date, Bali Vacation Homes reserves the right to terminate the rental agreement without further notice. Cancellation fees may apply.
Refund Policy
All deposits and final payments are non-refundable.
Guests are strongly advised to purchase comprehensive travel and cancellation insurance.
ADDITIONAL COSTS
The rental price includes:

Electricity (fair use policy)
-
Tap water
-
Cleaning and gardening supplies
-
Staff salaries
-
Local taxes
There are generally no additional surcharges unless explicitly stated in the property description, booking confirmation, or reservation voucher.
In case of discrepancies, the most recently issued booking confirmation shall prevail.
Gratuities to villa staff are customary but entirely at the Guest’s discretion.
A cleaning fee applies per booking unless otherwise stated. Final cleaning will be conducted to ensure the property is ready for incoming guests.
SECURITY DEPOSIT
Where applicable, the required security deposit amount will be communicated in advance.
The property inventory will be checked upon arrival and departure.
The security deposit will be refunded after the Rental Period, subject to deductions for:

Additional charges incurred by the Guest

Loss, damage, or excessive cleaning required
If actual costs cannot be determined before departure, a reasonable estimate may be withheld. Any remaining balance will be returned once final costs are confirmed.
DAMAGE & LOSS
The rented property is often a private home. Guests must treat the property and its contents with due care.
Any damage, loss, or extraordinary cleaning required during the Rental Period is the responsibility of the Guest and may be deducted from the security deposit.
In cases of serious or unacceptable damage or misconduct, the Owner or Owner’s Representative may require the Guest and accompanying persons to vacate the property immediately without refund.
ACCESS TO PROPERTY
During the Rental Period, the property is for the Guest’s exclusive use.
However, the Owner, Owner’s Representative, or authorized personnel may require reasonable access for:

Maintenance
-
Pool and garden services
-
Utility inspections
-
Requested additional services
The Guest agrees to allow reasonable access for these purposes.
MAXIMUM OCCUPANCY
The number of persons staying at the property may not exceed the maximum occupancy stated in the booking confirmation unless prior written approval has been obtained.
Exceeding occupancy limits may invalidate insurance coverage and may result in denied access or immediate termination of the stay.
Pets are not permitted unless expressly agreed in writing.
USE OF THE PROPERTY
Bookings are assumed for standard holiday purposes only.
If the Guest intends to:

Host an event (wedding, party, gathering)
-
Use the property for commercial purposes
Written approval must be obtained at the time of booking.
Additional fees and/or security deposits may apply.
Some properties are located in residential areas subject to local regulations. Permission for events cannot be guaranteed.
Where required, event permits from local authorities and/or police must be obtained by the Guest. Bali Vacation Homes and the Owner are not responsible for permit denial.
If permits are refused, event fees will be refunded, but no further compensation shall be due.
CONDUCT & SAFETY
Properties are often located in quiet residential areas. Guests must respect neighbors and local community standards.
The following are strictly prohibited:

Illegal or immoral activities
-
Gambling
-
Prostitution
-
Illegal drugs
-
Firearms or weapons
-
Pyrotechnics or hazardous materials
Smoking is prohibited unless otherwise stated.
Guests are responsible for the conduct of all persons staying at or visiting the property.
Failure to comply may result in immediate termination of the stay without refund.
Guests must exercise due care at all times, especially regarding children and swimming pools.
VALUABLES
All personal belongings are brought and stored at the Guest’s own risk.
Bali Vacation Homes and the Owner accept no liability for loss, theft, or damage to personal property.
ACCEPTANCE
By paying the deposit or any part of the rental amount, the Guest confirms full acceptance of these Terms & Conditions.
FORCE MAJEURE (OVERMACHT)
Bali Vacation Homes and the Owner shall not be liable for any failure to perform, interruption, delay, cancellation, or termination of the rental agreement caused by events beyond their reasonable control (“Force Majeure”).
Force Majeure includes, but is not limited to:

Natural disasters (including earthquakes, volcanic eruptions, tsunamis, floods, storms)

Acts of God
-
Government actions or regulations
-
Travel restrictions
-
Pandemics, epidemics or public health emergencies
-
Airport closures or airline disruptions
-
Civil unrest, riots, terrorism or war
-
Utility failures beyond reasonable control
-
Strikes or labor disputes
-
Any event that makes the property unsafe, inaccessible, or legally unavailable for occupancy
If the property becomes unavailable or unsafe due to Force Majeure:

Bali Vacation Homes and/or the Owner may cancel or suspend the booking.

Any refund shall be limited strictly to amounts already paid for unused nights.

No additional compensation, reimbursement of travel costs, consequential damages, or alternative accommodation costs shall be payable.
If the Guest is unable to travel due to Force Majeure affecting their personal situation (including illness, travel restrictions in their country, flight cancellations, or visa issues), this shall not entitle the Guest to a refund beyond the standard cancellation terms.
Guests are strongly advised to obtain comprehensive travel insurance covering Force Majeure events.
